Privacy Policy

This policy explains what information Agent IV collects from real-estate professionals who use the platform, how we use and protect it, who processes it on our behalf, and the choices you have — including how open-house visitor data collected through your account is handled.

1. Who we are and what this covers

Agent IV (agent-iv.com) is operated by Agent IV Software LLC, a Texas limited liability company ("Agent IV," "we," "us"). Agent IV is a business-to-business tool for licensed real-estate agents: it generates agent-branded comparative market analyses, market reports, investment analyses, deterministic calculators, and an open-house sign-in kiosk. Accounts are for licensed professionals, not consumers. This policy covers the information we handle when you use the platform. It does not cover what you, as an agent or brokerage, do with reports and contact information once you take them out of the platform — that is governed by your own obligations under TREC, your MLS, and your broker's policies.

2. Information we collect

Account information. When you or your team create an account, we collect your name, email address, real-estate license number, brokerage name, and any branding you upload or enter (such as your logo, brand colors, tagline, and the contact details shown on your reports).

Usage and billing information. We keep records of the reports you generate, your subscription plan, your team's monthly report allowance usage, and your payment status. Payments are handled by Stripe; we never see or store your card number — Stripe sends us only what we need to know (for example, that a subscription is active).

Report content. The information you enter to generate a report — property addresses, prices, commission figures, client names or report labels, and similar inputs — is stored with the report so you can view and re-download it.

Open-house visitor information. The open-house kiosk collects visitor names, email addresses, phone numbers, whether the visitor is working with an agent (and if so, that agent's name and contact), how the visitor heard about the open house, and any comments the visitor leaves — on your behalf and at your direction. For that data, you (the agent) are the party responsible for it: you decide what to collect and what to do with it, and you are responsible for giving visitors any notice required where you operate. We act only as your service provider — we store those entries for you, we do not use them for our own purposes, and we do not contact your visitors.

3. How we use information

We use the information above to:

  • Provide and operate the service, including generating the reports you request;
  • Send your report inputs to our AI provider (Anthropic) to produce AI-researched reports — see section 5;
  • Bill your subscription and enforce plan allowances;
  • Respond to support requests;
  • Understand usage in aggregate (for example, how many reports are generated per plan) to improve the product;
  • Protect the service against misuse and enforce our Terms of Service.

We do not sell personal information. We do not run ads, and we do not share personal information for advertising of any kind.

4. Service providers we use

We rely on a small set of vendors to run the platform. Each processes data only to provide its service to us:

  • Anthropic — AI generation. Your report inputs are sent to Anthropic's API to research and draft AI reports.
  • Clerk — authentication. Manages sign-in and account credentials.
  • Stripe — payments. Handles subscription billing and card details; we never store card numbers.
  • Supabase — database and file storage. Stores account data, reports, branding assets, and open-house entries.
  • Railway — hosting. Runs the application servers.
  • Cloudflare — DNS and network proxy. Routes and protects traffic to the site.

5. AI processing

When you generate an AI report, the inputs you provide (such as the property address and details) are sent to Anthropic's API, which may also perform web searches to research the market. This is how the product works — AI reports cannot be produced without it. We do not use your report inputs or outputs to train AI models. Every AI report carries a disclosure identifying you as the responsible agent, and you must review each report before using it.

6. Data retention

  • Account data is kept while your account is active, and afterward as needed for legal, tax, and billing records.
  • Reports are kept until you delete them.
  • Open-house entries and leads are kept until you delete them.

When you close your account, contact us at [CONTACT EMAIL] and we will delete your data, except what we are required to retain.

7. Security

We encrypt data in transit, restrict access to production systems, and rely on the vendors listed above — each of which maintains its own security program — to store and process data. No system is perfectly secure, and we cannot guarantee absolute security, but we work to protect your information with measures appropriate to a professional tool.

8. Your rights and choices

You can access and update most account information directly in the app. To request a copy of your data, correct something you cannot change yourself, or delete your account and data, email [CONTACT EMAIL]. We will verify the request comes from the account holder before acting on it.

Texas residents: under the Texas Data Privacy and Security Act you may have rights to access, correct, delete, and obtain a copy of personal data, and to opt out of sales and targeted advertising. We do not sell personal data and do not engage in targeted advertising. You may exercise your rights, or appeal a decision on a request, via [CONTACT EMAIL].

California residents: we do not sell personal information and do not share it for cross-context behavioral advertising. California law grants rights to know, delete, and correct personal information; use [CONTACT EMAIL] to exercise them.

For open-house visitor data, requests from visitors should go to the agent who collected their information; we will assist that agent in honoring the request.

9. Cookies and local storage

We use only what is needed to keep you signed in and remember your settings: session tokens from our authentication provider (Clerk) and local storage in your browser. We do not use third-party advertising cookies or cross-site trackers.

10. Children

Agent IV is a professional tool for licensed real-estate agents. It is not directed at anyone under 18, and we do not knowingly collect information from minors. If you believe a minor has provided us information, contact [CONTACT EMAIL] and we will delete it.

11. Changes to this policy

We may update this policy as the product or the law changes. When we do, we will update the "Last updated" date above, and for material changes we will notify account holders by email or in the app before the changes take effect. Continued use of the service after a change takes effect means you accept the updated policy.
